I have been researching the RV market for some time. I have designed a park(48 spaces) that I want to build in College Station, Texas. I am a sucessful custom home builder in this area. I can build the park for substancially less than any competitor. this park has a positive cash flow of nearly 20k per month, and neting over 120k per year. I am looking for a 575k loan. I have a great exit stategy if needed. This property will be refinanced within 5 years or sold for the equity. I have all city & county approvals, plans, and proformas. The parks in our area avg 80% occupancy with the nicer parks being sold our. This is designed for full time students and contractors working in the area and Texas A&M University. Two of the nice parks have a waiting list for full timers.. My park is the nicest park, with more amenities, and only 1.3 miles top campus.. Closer that any of the other parks with the exception of one. My bankers are intrested in a refi of my park once it has a proven track record.
