Beware.... if you have no other source of funding then they might be a good alternative but I’d only use as a last resort. For starters... not only do they charge a 3% origination fee they have a $3500 min and then charge an additional $500 admin fee... not the 3% advertised ( I found this out 3 days before closing) on top of that they wouldn’t release my renovation funds until after my work was complete...( again made aware 3 days before closing) this screwed everything up as I had to self fund my renovation... and get this... they charged my interest on the renovation loan the entire time even though I was never given the money.... on top of that they charge a $200 draw fee. Didn’t find this out until after closing... at closing they made me sign a personal guarantee even though it was a loan for my LLC. Again never disclosed... The folks I worked with were actually pretty nice and it was unfortunate that I got so many surprises. It’s the company and not the people. I’m not sure what I can do now that I’m in the trap because they’ll throw a lien on my property if I refuse to pay interest on the renovation part of my funding even though I am $40k in and have yet to receive any financing... If you do decide to use them. Make sure you add time to your renovation or be prepared to self fund as you won’t receive the Reno funding until after you are finished.

I had very bad experience with this company and their agent in Chicago Mark BUFORD They will run your credit in 5 seconds of putting the application then they'll wait for 5 weeks to tell you are missing information and they can't get you approved. Even though i called numerous times and emailed, the response came in weeks later.Then its too late and you can't close on your purchase. This is not the way to do business. And is definitely not the way they present their busines to Real estate investors.

The apparent modus operandi of the company is to offer you a deal then drag out the processing and underwriting until the contract is about to expire then change the terms the day before closing. This puts you in a situation of taking whatever they offer or losing the deal. Beware of this company and the false promises that they will make.

Went for an interview and was offered a position with the company, signed the paperwork and passed the background check with flying colors. After given the offer I put in my two week resignation letter at my current employer. A few days later I received a call stating that the offer was rescinded with no clear explanation. Asking for more information and to speak with Shelley Williams the one who provided me the offer I was denied to speak with her and was mislead and lied to on multiple occasions. This incident cost me my job and employment. This is an extremely unprofessional company who deceive individuals with underhanded methods. This company is supposed to be based off of the Marine call-sign Lima One, but how the way they conduct business, they are tarnishing and disrespecting not only the call sign, but also what the Marines stand for.

I should have read their reviews before starting with them. It’s taken 3 months to get a deal approved AFTER I was approved by my bank statements and other approvals. They were trying to get in contact with my closing agent to set up a closing date. After months of this, they tell me my contractor isn’t approved for a small remodel and 300 SF addition?!? I have the money, I’m putting 20% down, paying interest, the house has tons of equity and after 3 months you say the contractor isn’t approved?!? How does that even make sense. Anyways, much better lenders to use. These guy frankly stink. Don’t use them
