I’ve become interested in real estate investment and doing some research into it. Someone mentioned transactional funding and I’m wondering what that is?

Transactional funding is a form of short term lending, specifically for property deals. It happens when a wholesaler already has a buyer that can take the property in a short amount of time.

What transactional funding is, is a form of hard money lending. It’s basically when you buy a property without any of your own money. An investor provides you with the money for the transaction and you ensure there’s a buyer in place to take the property off your hands quickly.

If you’ve arranged an end buyer to take a property off your hands in a short amount of time, you can avail of transactional funding, which basically means you won’t have to use any of your own money for the investment.

It’s a hard money loan for a short length of time, that means you don’t have to invest any of your own money, but you do need to be able to sell the property on quickly.
